Transforming Unused University Spaces into a State-of-the-Art Elite Athlete Training Facility

Project Background

Stepnell successfully delivered the refurbishment of designated areas within the University of Portsmouth’s Spinnaker Building, transforming previously unused spaces into a cutting-edge Strength and Conditioning Gymnasium – now officially opened as the Portsmouth Elite Athlete Centre (PEAC).

The new facility, part of the University’s £250m Estate Masterplan, supports teaching and research within the School of Psychology, Sport and Health Science while providing a world-class training environment for elite athletes.

Scope of Works

The 18-week project involved:

  • Demolition and Strip-Out: Safe removal of internal walls, partitions, fixtures, and finishes, with sustainable waste disposal and recycling.
  • MEP Upgrades: Adaptation of existing mechanical, electrical and plumbing systems to meet modern gym requirements.
  • Structural Alterations: Removal and infilling of an existing roller shutter door and installation of a specialist floating floor to withstand heavy weightlifting use.
  • Live Environment Challenges: Careful scheduling of noisy works, dust and waste control, and meticulous planning to minimise disruption to students and staff.

The completed shell was handed over ready for Eleiko flooring installation and specialist gym equipment.

The Finished Facility

The PEAC, designed in partnership with Ridge, Studio Four, Eleiko and University academics, now provides a premium training environment featuring:

  • Eight dedicated lifting stations
  • 17m custom turf track with weight sleds, hurdles, plyo boxes and speed ladders
  • 24 IWF-approved barbells and plates
  • Extensive free weights, kettlebells and medicine balls
  • Multigym cable machines and specialist gym equipment

Dr Joseph Moore, Programme Lead at the University, commented:

Project Outcomes

  • Delivered within a live university environment with minimal disruption
  • Successful integration of modern gym requirements within an existing building structure
  • On-time completion, enabling the University to officially open the PEAC in May 2025
