Successfully delivering our sixth project with Zone Developments
Stepnell has partnered with Zone Developments to bring high-quality student accommodation to the New Walk conservation area in the centre of Leicester; the sixth project to be successfully delivered on time for the client.
The project involved the conversion of a three storey Victorian mid terrace. The new residential development features 52 open-plan studios set over three floors with modern facilities such as an onsite gym, communal spaces and cinema room.
The client approached Stepnell to complete the project following the previous contractor going into administration.
When Stepnell took the on project the roof was incomplete, internal finishes were defective due to water ingress, structural flooring make up was compromised, the below ground drainage was defective, the lower ground courtyard had flooded and bled into the lower ground floor and the basement tanking had failed, leaving the building unsafe.
We began by stripping the building back to shell in order to put the project back together.
Construction was traditional brick/block walls and façade and mixture of block and beam, concrete slab and timber floor construction. Mixture of pitched and flat roofs. Building was combination of façade retention from conservation building with a new traditional build extension to the rear.
With residential and commercial neighbours, regular dialogue was key to the smooth running of the project. With extremely tight access to both front and rear elevations timed deliveries were utilised where possible, with quick unloads to move vehicles away.
The client is thrilled with the finished product, quoting the exceptionally collaborative, solution based approach and high energy from the whole team involved as key factors of the success.
