Stepnell completes first phase of £8 million Business Park Development
Stepnell has completed the first phase of a new 85,000 sq. ft business park development in Rugby, Warwickshire.
The redevelopment, stretched across ten acres of land owned by the company, will eventually house a new head office premises for the 151-year-old family-owned firm, which has been based at the Lawford Road, Rugby location since 1965.
The £8 million commercial development space features ten new industrial, warehouse or trade-counter buildings, ranging in size from around 5,000 to 26,500 sq. ft.
The flagship scheme demonstrates Stepnell’s whole team working approach as complete construction partner, with the company acting as landlord, developer, principal contractor and employer’s agent for the site.

Other areas within Stepnell’s business have played a key role in the development including EvoEnergy – acquired by Stepnell four years ago after an initial partnering – which has installed the innovative smart electricity grid. The Stepnell Civils team have also managed the Section 278 works through its framework with Warwickshire County Council.
The construction firm also focussed on reducing the carbon cost throughout the project by storing cut and fill material from earlier phases to be reused later in the project, helping to avoid the expense of exporting materials from site and limiting its carbon footprint.
The development also benefits from roof mounted photo-voltaic panels, which will work alongside the smart grid to help generate almost half the energy requirements across the whole site.
The new development, which took under a year to complete phase one, comprises of five steel portal frame buildings with insulated metal cladding, split into ten new units, with Stepnell already receiving strong interest from potential occupiers.
